Toby’s perspective comes from years of working closely with top agents in the luxury resale and new development markets throughout New York City. Her work has always centered on advising clients through important strategic, structural, and stylistic decisions, and she brings that same thoughtful, steady approach to the agents and teams she supports today.
Toby is the founder of ST³ Consulting, where she works with individual agents and real estate teams of all experience levels. She focuses on helping agents strengthen their operations, build clearer systems, and grow in a more intentional and sustainable way. Her work is highly individualized, grounded in real world experience, and rooted in the belief that most agents do not need more generic advice; they need structure, clarity, and support that fits the way they actually work. This is where her approach differs from traditional real estate coaching. Her work is tactical, operational, and practical, and it is shaped around each client’s goals rather than broad scripts or one-size-fits-all programs.
Before starting ST³ Consulting, Toby served as the Managing Director of The Doyle Team at Compass, a Real Trends ranked top small team in New York City. In that role, she acted as the right hand to the principal agent on more than $250M of luxury resale transactions. She oversaw the lifecycle of each deal, managed the team’s pipeline and forecasting, refined their internal systems, led marketing initiatives, crafted brand messaging, and supervised day to day operations. She also worked directly with clients, created comparable reports, and ensured a positive and organized experience from beginning to end. Her work contributed to the team’s growth and supported a 100% increase in production volume during her tenure.
Prior to her leadership role with The Doyle Team, Toby was a Project Manager with Compass Development Marketing Group, where she advised developers through the design, branding, marketing, and sales phases for luxury residential projects in New York City and New England. Earlier in her career, she learned the owner/operator perspective while working in-house for a real estate developer. She has managed 17 new development projects with a combined sellout volume of $2B+.
Toby graduated from The George Washington University with a Bachelor’s Degree in Psychology and later completed graduate coursework in Interior Architecture and Design at Drexel University. Her background gives her a unique understanding of how agents think, how they operate, and what they need in order to build stronger businesses with more confidence and stability.
